Initial Consultation

Indicative Terms / Decision in Principle
Once we’ve reviewed the basics, we’ll approach our panel of trusted lenders and come back to you with:
- An indicative loan amount
- Estimated rate and term
- Loan-to-Value (LTV) and security requirements
You’ll know roughly what you can borrow and what it’s likely to cost — before making any commitment.
Application & Supporting Documents
If you’d like to proceed, we’ll complete a short application and collect the necessary information (property details, ID, exit plan, etc.). We’ll then submit this to the most suitable lender on your behalf and handle all correspondence — saving you from chasing underwriters or sitting on hold.
Valuation & Legal Work
The lender will instruct a RICS valuation and begin legal checks. Because we manage these cases daily, we’ll keep the process moving, flag any issues early, and coordinate with your solicitor to avoid delays.
Formal Offer & Completion
Once valuation and legals are approved, the lender issues a formal offer. You review and sign, and funds are released — often within 7–14 days for bridging or auction cases.
We stay involved right up to completion to make sure nothing slips through the cracks.
Exit & Aftercare
Bridging finance is short-term by design, so from day one we’ll help you plan your exit strategy — whether that’s sale, refinance, or longer-term funding.
When it’s time to refinance, we can handle that too, ensuring a smooth transition from bridge to mortgage.
